Can a foreigner own property in Belize?
Yes, for titled privately owned property. The U.S. State Department's 2026 Investment Climate Statement says Belize generally has no restrictions on foreign ownership and no immigration or residency restrictions for private land ownership. The same statement says foreign and non-resident investors are not allowed to acquire national leased property. Buying land does not, by itself, make you a resident.
Do I need an alien landholding license?
Not for private titled land, on the State Department's 2026 description: there is no residency or immigration condition on owning that land. National land, meaning a government lease, is a different asset and is not open to foreign buyers under that same statement. Ask your attorney to confirm the parcel is private titled land before you pay a deposit. This page does not cite a repealed statute we could not read on a government site.
What title documents are used in Belize?
The State Department lists three freehold documents in use at the same time: a deed of conveyance, a transfer certificate of title, and a land certificate. Registered and unregistered land both exist. The first diligence question is which system the parcel sits in. Adverse possession can be enforced only by a High Court order, after at least 30 years on national land or at least 12 years on registered land.
Do I need my own attorney?
Yes. Hire a licensed Belize attorney before you send a deposit. The seller's attorney acts for the seller. The State Department notes overlapping title systems, weak surveys, and investor reports of land fraud, and it says Belize has no statute that licenses real estate brokers. The attorney is the person who searches the title and registers the transfer. Point Realtor does not publish a brokerage license number.
Can I finance a Belize purchase with a mortgage?
Plan to pay from funds you already have unless a specific contract says otherwise. The Central Bank regulates resident-to-non-resident land transfers for exchange control. It does not publish a mortgage program for non-resident buyers. A lender in your home country will usually not secure a loan on land in Belize. Get that answer from the lender in writing, and do not sign a contract that depends on financing you have not confirmed. If a seller offers financing, have your attorney review the terms. This site does not quote interest rates.
What is the Qualified Retired Persons program?
The Belize Tourism Board runs the Qualified Retired Persons program for applicants age 40 or older who can show at least US$2,000 a month, or US$24,000 a year, from a source outside Belize. The Board also requires a security clearance, an undertaking to deposit that income in a Belize financial institution, and at least 30 consecutive days in Belize each year. It is a residency incentive program. It is not citizenship, and you do not need it to buy private land. Read the current checklist on the Board's site before you rely on any summary of tax or customs benefits.
Does Belize charge capital gains tax when I sell?
Belize is often described as having no separate capital-gains tax on a private sale of real estate. We did not find a government page that says those words. The U.S. State Department's 2026 Investment Climate Statement lists a capital-gains-tax exemption among free-zone incentives, which is a reason not to treat the exemption as a blanket rule for every seller. A circulated copy of the Ninth Schedule to the Income and Business Tax Act also sets business tax on rents and on real-estate sales. Confirm both points with a Belize tax adviser. United States persons still report worldwide income to the IRS.
What currency are Belize property prices in?
The Central Bank of Belize has held the Belize dollar at BZ$2.00 to US$1.00 since May 1976. Prices in conversation may be quoted in either currency. Write the currency into the contract. Commercial banks can quote a small spread around the peg.
Does buying property give me residency or citizenship?
No. Ownership of private land and residency are separate. The Qualified Retired Persons program is one residency route, run by the Belize Tourism Board, and it has its own income and presence tests. Other permits are handled by Immigration. This site does not describe those other routes.
Are there listings on Point Realtor right now?
No. The listings page stays empty until a property is actually published. Belize is the active market. Florida is a waitlist. You can ask to be emailed when a Belize listing goes up, or when the Florida market opens. Nothing on the buyer guides is a listing.
